Obtaining Planning Permission

Graham Warren advises on a variety of matters under this heading: the principal services include:

  • Acting as lead consultant where the project involves additional specialist expertise. If initial screening determines that an Environmental Assessment is required then this will subsequently be scoped and a team assembled to prepare the Assessment. This could involve any number of disciplines from expertise in land contamination and remediation solutions, assessing the ecological capital of the site, if necessary undertaking a hydrological survey, preparing a social and economic analysis of the immediate area in which the site is located as well as the necessary transportation impact. Design statements are increasingly required to accompany planning applications.
  • Advising landowners and developers on the likely time scale associated with promoting development so assisting their negotiations on Option Agreements or Conditional Contracts.
  • Submitting planning applications with Supporting Statements and negotiating Section 106 Planning Obligation Agreements on affordable housing provision, education contributions, maintenance capitalisation payments for public open space, highways and transportation provision and any other requirements occasioned by the development.
  • Drawing up and orchestrating a community involvement programme to ensure that the community are informed and involved with the evolution of any development proposal. This involves meetings with community groups and local councillors as well as individuals.
  • Acting on behalf of objectors to a development.
  • Addressing planning committees on the merits or otherwise (if objecting) of a proposal.
  • Negotiating planning conditions in respect of a planning permission.
